Project Management

Through its construction management services, Fox will act as the owner’s representative for facilities and real estate construction projects, managing tenants’ projects from their inception through final occupancy. Fox will provide due diligence services to characterize the raw state of potential spaces under consideration and how it might conform to a tenant’s requirements. Pre-construction services include hiring a project’s architect, general contractor and other key vendors, managing vendors to ensure projects are successfully completed on time and on budget, providing value engineering services to ensure the tenant is getting the most benefit for the costs being expended and coordinating the completion of final punch lists. Throughout the project, Fox will maintain continuous communication with the tenant to ensure their needs are understood and met and key decisions are made in a timely manner.

Facility Planning

Prior to leasing, constructing, restacking or occupying any new facility, a carefully planned strategy must be created to ensure the optimal use of space for organizational mandates, departmental requirements, individual desires and environmental considerations. Fox provides its Facility Planning services to assist organizations with Strategic Master Planning, Programming, Space Planning and Design. Strategic Master Planning will provide assistance to an organization to determine their real estate needs based upon their existing and future growth resource requirements. The program – an in-depth understanding of the client requirements, including, square footage, space types, departmental needs, numbers of offices, workstations, conference rooms, etc. – will be essential in completing the design and construction of the facility. Finally, with multiple interior designers on staff, Fox can assist in the space and interior design to provide appropriate plans that fit the client’s need.

Furniture Management

Fox offers Furniture Management to clients who are relocating with new and/or existing furniture. Fox will perform a detailed inventory of existing furniture, assessing the condition of various pieces determining whether they are suitable for re-use or disposal, creating the optimal strategy for the client. Layout revisions of the new furniture plan will then be created to plot specifically where furniture will be situated. For new furniture purchases, Fox will help to establish new standards for the client and prepare mock-ups for the client to visually determine which furniture meets their needs. In order to provide the most competitive furniture bids to our clients, Fox will prepare and distribute an RFP based on the client, coordinate the responses and provide an analysis. Final furniture management services include assisting in the specification of fabrics and finishes and overseeing the implementation of the furniture, right through the final punch list item.

Relocation Management

Fox provides the most comprehensive Relocation Management services in the industry. Fox coordinates all aspects of the client relocation, adopting the client’s needs and culture as our own. Fox will assist in developing the move schedule, budget and plan and coordinate any vendors that may be required to move filing systems, IT equipment or other special equipment. Preparation, distribution and analysis of a move RFP will provide a competitive bidding environment to reduce the price of the overall project. Key attention is paid to internal client move communications, to provide detailed instructions to every employee affected by the move and allow them the opportunity to ask questions. Finally, Fox will man a post-move support center to triage all issues that may have arisen during the move and answer all questions that individual employees may have about their new work spaces.
